Eoghan Lewis Architects is a full-service architectural practice.
We work across a range of scales, building types and budgets. We tailor our services to meet the specific requirements of each project. Some clients like us to manage the entire process while others prefer to be more involved. Some clients like us to design everything inside and out including the interiors and hard-scape garden elements. Others prefer us to work with interior architects. It all begins with a conversation and working out what works best for you and your budget.
Why use an architect?
Building is a daunting process and it can be difficult to know where or how to start.
Our role as your architect goes far beyond designing and drawing up plans. Initially we work with you strategically to understand your objectives and determine how to achieve this within your budget and in response to your projects specific opportunities and constraints. After developing a scheme, we navigate the approvals process, engage and manage engineers and other consultants, procure a builder and manage the building process to ensure your project is built according to our drawings with quality and longevity in mind.
Your budget
Working to a budget is of the utmost importance to all of our clients. When money is tight there are strategies we put in place to limit our hours, reduce the building footprint, work around simpler materials and construction techniques and basically do less , or at least do only as much as required. Often we find that embracing economy and simplicity leads to the best outcome regardless of busget.
To understand the coist implications of our designs we work initially with square metre construction rates based on recent project experience to estimate construction cost. During the design development, approvals and construction phases we work closely with a Quantity Surveyor (a construction pricing professional) or preferred Builder, keeping you informed of any decisions that could lead to cost increases.
The majority of our work sits in the $500K to $5M construction-cost range but occasionally we do projects larger and also smaller than this.
Where do we work?
We have completed projects in NSW, Victoria and South Australia but the majority of our work is in NSW, in and around Sydney and in Sydney’s Eastern Suburbs and Inner-West.
We work across all LGA's including the City of Sydney, Inner West Council (formerly Marrickville, Ashfield and Leichhardt), Randwick Council, Waverley Council, Woollahra Council, Northern Beaches Council (former Manly, Pittwater and Warringah), Blacktown City Council, Eurobodalla Shire Council, Shoalhaven City Council and North Sydney Councils.
We have successfully navigated Local and State planning controls to secure planning approvals for our clients, whether via Complying Development (CDC) or the Development Application (DA) process. Where possible, the benefits of each approval pathway are weighed up to get the best outcome for our clients.
Working in bushfire country
We have experience with designing homes on bushfire-prone land and in bushfire zones including sites that are BAL 40 (bushfire attack level 40) and BAL FZ (flame zone). Properties with BAL ratings of low risk (BAL 12.5, 19 or 29) can often be designed under the Complying Development codes SEPP avoiding the DA process altogether.
